STEP 2:
GET YOUR PROOF OF FUNDS LETTER AND BANK STATEMENT
Perhaps the most important component of your offer will be furnishing the Seller with Proof of Funds showing sufficient cash-to-close, or providing a letter from a lender who will finance you.
BIZ LOAN DEPOT Proof of Funds means:
- Our funding partners will provide you with unlimited Proof of Funds letters to submit with your offers
- Our Funding partners will provide our most recent bank statement with each Proof of Funds letter we furnish you with. Need an updated bank statement after a few months…just ask!
- Each letter is always customized to your particular loan opportunity with transparent language that is clear and explicit. Our Proof of Funds letters always includes the borrower’s name, property address, loan amount, and purchase price.
Once we have your credit report on file, simply give us a call or send us an e-mail, and we will provide you with an updated POF and Bank Statement to submit with your offer.

Our partners loans is always a 17-year loan with no prepayment penalty, so long as the borrower makes their monthly payments on time. So long as the property is intended for investment and business purposes, we will lend to you as an Individual, a Business Entity (LLC or Corp.) or even a Land Trust. This offers our clients maximum flexibility when choosing how to purchase a property.
NO MINIMUM CREDIT SCOREOur Partners does not have a formal application process. The one and only document we review is your required three-score credit report during the initial onset of our business relationship. Additionally, Our Partners wants to stress that low credit scores and/or poor credit is not necessarily an obstacle to do business with us. We do not require a minimum credit score, and can offer you a loan regardless of your past credit history
NO APPRAISALAppraisals are costly and time-consuming, wouldn’t you agree? Instead of a formal appraisal, we’ll order a BPO (Broker Price Opinion) through a local realtor or walk-through inspection as part of our due diligence.
